1. Don’t Choose a Home Based Only on an Online School Rating

Websites that publish school ratings can be useful research tools, but they shouldn’t be the only source you use when deciding where to live.

Different families may prioritize different things: academic programs, extracurricular activities, special education resources, language programs, transportation, class offerings, or proximity to work and home.

What to consider: Use ratings as a starting point, then research the individual school and verify current information through the school district and Florida Department of Education.

2. Understand Your School Options Before Choosing a Neighborhood

A home’s assigned school is an important piece of information, but Florida families may also encounter other educational options.

Depending on availability and eligibility, these can include magnet programs, charter schools, choice programs, and other specialized educational opportunities.

Admission requirements, application periods, transportation, and availability can vary.

What to consider: If a particular program is important to your family, research it before making a home purchase dependent on attending that school.

3. Verify School Boundaries — Don’t Assume

This is one of the most important things I tell buyers.

A property’s mailing address, neighborhood name, or proximity to a school does not necessarily guarantee attendance at that school. Boundaries and assignments can change, particularly as communities grow and new schools open.

When we’re considering a property, I can help you locate the appropriate resources. Still, parents should always verify the current school assignment directly with the applicable school district before making a purchasing decision.

What to consider: Never purchase a home based solely on a real estate listing’s school information. Verify it independently with the school district.

4. Think About the Entire Daily Routine

Schools are only one part of a family’s relocation decision.

Consider what everyday life would actually look like from a particular home:

How long is the commute to work?

How far are the schools or programs you’re considering?

What transportation options are available?

How convenient are parks, recreation, shopping, healthcare, and the places your household uses regularly?

Would new construction or an established neighborhood work better for your priorities?

A home can look perfect online and still not be the right fit for your daily routine.

5. Tampa Bay Is Growing — Research What’s Changing

Hillsborough, Pasco, and surrounding Tampa Bay communities continue to experience development and change. New neighborhoods, roads, and schools can affect an area over time.

That’s why I encourage buyers, especially those relocating from another state, to research not only what exists today, but also what is planned around the communities they’re considering.

This can include proposed development, transportation projects, new schools, and potential boundary changes.
